Chapter 1 General Provisions
Article 1 Purpose
1. The rule for running J-DREAM dormitory, to provide international students with safe and comfortable accommodation as well as great opportunities for international cultural exchange.
2. The J-Dream dormitories and residents shall be complied with following rules and law of Japan. They also help developing respects and mutual understanding between different cultures.
Article 2 Rules and Manners
The J-Dream dormitory and resident shall be complied with "Rules and Manners of J-Dream Dormitory"
Article 3 Residents
Residents are defined as persons who have read and understood [Rules and Manners of J-DREAM Dormitory], subscribed their names to documents, paid all necessary expenses at the time of signing contracts.
Chapter 2 Entering Dormitory
Article 4 Contract Terms
Designated Contract terms for 3months, 6 months or 12months.
Article 5 Payment 1. Contractors are required to pay the fees for admission, facilities and equipments, deposit and rent for 3months, 6months and 12months at the time of signing the contracts. 2. Other required payments are stated separately.
Article 6 Starting and Expiry The starting days are: 26th of Mar., Jun., Sep., Dec, the expiry days are 25th of the months of maturity.
Article 7 Reservation Fee The reservation fee shall be credited to an amount of the contract term's payment. It is non-refundable in case of cancellation for personal reasons.
Article 8 Required Documents 1. The new contractors will be required to submit following documents: *
Contract forms * A letter of written oath *
The entry card * Photocopy of the passport *
Two photographs (3cm×4cm)
2. After admitting to the dormitory, the residents shall submit photocopies of following document as soon as possible: * The alien registration certificate (both sides) * Student identification card
Chapter 3 Living in Dormitory
Article 9 Compliance with the rules Residents must be complied with the dormitory regulations and Rules and Manners of J-Dream Dormitory.
Article 10 Responsibilities Doors must be locked when residents leave their rooms and not to leave any personal belongings in common areas.
Article 11 Visitors In principle, non-residents are not allowed inside premises except the authorized personnel. However, permission for non-residents to enter premises may be granted, upon request, by the managers or acting personnel.
Article 12 Visiting hours Visiting hours are from 9:00am to 9:00pm at designated area.
Article 13 Individual Rooms Individual rooms are only for residents who submitted their names to the contract documents, otherwise, no-persons, including residents of other rooms, are allowed to stay overnight.
Article 14 Specified Zone Residents are strictly forbidden to enter zones and rooms of the opposite sex. Anyone found breaking this rule, may be subject to an immediate eviction.
Article 15 Return Time If residents return regularly after 10:00pm, manger office
should be informed.
Article 16 Stay overnight out If the residents stay out overnight, the manager should be notified.
Article 17 Cleanliness, Tidiness Residents shall be responsible to maintain cleanliness and tidiness of individual rooms and the common area.
Article 18 Noise
policy Be considerate not to annoy others with noise. Keep quiet after 10:00pm.
Article 19 Room visit Residents are requested to be considerate when visiting other rooms to avoid intrusion of privacy. After 10:00pm visiting is forbidden.
Article 20 Maintenance
The J-Dream staffs may enter individual rooms for the purpose of maintenance of facilities and hygiene inspection with a prior notice.
Article 21 Health care If residents become ill, he or she shall report to manager for an advice. If an illness is detected in the medical examination at school or work, it shall be reported manager.
Article 22 Altering Personal Information Residents must report to Manager in case of changing personal information, such as: * guarantor's name and address * visa status. *
details of school or work.
Article 23 Maintenance of the Facilities and Equipments Residents will be responsible for maintenances of dormitory facilities. Residents will be liable for cost of recovery if any damages are done.
Article 24 An Emergency In case of an emergency, residents are required to follow manager's instruction.
Chapter 4 Expiry and Termination of Contract
Article 25 Leaving Dormitory
1. Residents are required to give one-month notice before leaving the dormitory. If residents are leaving before contract expiries, all the expenses that have been paid shall not be refunded. 2. Deposit shall be refunded within one month from the expiration of the contract only if all the necessary expenses have been paid. 3. If residents fail to give one month notice, rent for following month will be reqired to be paid.
Article 26 Prohibited Items Residents may be subjected to penalties, if he or she is found to be: *
five days or longer in arrears with rent. and public utility charges *
violating [J-DREAM Dormitory Regulations] and [Rules and Manners of J-DREAM]. *
performing political activities. *
preaching religions *
carrying dangerous substances. *
breeding pets. * gambling in the dormitory. *
producing abusive drinking behaviors. *
violent in the dormitory. *
corrupting public morals of the dormitory. *
letting outside persons enter the dormitory without permission. *
violating the law of Japan. *
unsuitable in community life due to reasons such as poor hygiene standard.
Article 27 Penalty Regulations Residents, who have breached [J-DREAM Dormitory Regulations] or [Rules and Manners of J-DREAM], will be subjected to sequential penalties stated below. 1.

Eviction notice or refusal for renewal of contract. Residents may be subjected to an immediate eviction if prohibited act of residents caused great damage.
Additional clauses *
Rules hereto have caused the contract to be executed from January 1,2004. *
Rules shall be terminated by acts of God, fires, earthquakes. *
The J-DREAM DORMITORY RULES in English language is translated from Japanese original version. In a case of contradictions in the translation, the Japanese version of J-DREAM DORMITORY RULES shall prevail.
